A new signature project that bridges past, present, and future.

A New Life for a Historic Landmark
Originally built as a hospital at the beginning of the 20th century, the Manoir Grace Dart has been completely transformed while preserving its rich heritage. After several months of work, planning, and coordination with numerous partners, we are proud to announce the official opening of Mellem Grace Dart. To date, over 50% of the units have already been rented.
This is no ordinary project: it is the complete rehabilitation of a historic building, constructed in 1930, into a modern and functional living environment, located in the heart of East Montreal. This architectural, human, and logistical challenge is one that we are proud to have overcome, alongside our distinguished partners: TGTA and Maître Carré in co-development, Provencher Roy and Blanchette Archi.Design in architecture and design, and GERPRO in construction.
A Living Legacy
At the core of this project stands the iconic Manoir Grace Dart, which served the Montreal community for decades. Instead of erasing this historical building, we chose to enhance it: to preserve, restore, and build around it. The original, iconic roof, the textured brickwork, and the rhythm of the windows typical of neo-Georgian architecture have all been thoughtfully incorporated into the final design, blending the past and present with finesse.
In addition to the heritage building, a brand-new residential complex was added, adhering to the original architectural language. It’s clear, even to the untrained eye, how seamlessly everything fits together.
Homes Designed for Today (and Tomorrow)
Studios, 3 ½, 4 ½, 5 ½… The layouts are diverse, but one thing remains constant: attention to detail. Each unit is equipped with a fully furnished kitchen, a balcony or terrace, abundant natural light, and spaces designed for both working from home and relaxation. We’ve ensured that every unit is designed to make you feel at home, no matter the configuration.
Understanding that life extends beyond the walls of your apartment, we’ve created a variety of communal spaces to enhance your daily life:

Building Differently, Building for the Long Term
At Mellem, we don’t just offer apartments; we create living environments. And for us, this means thinking long-term. Sustainability, social impact, and integration within the neighborhood are core elements of our approach. The Grace Dart project is a tangible example of this vision, which we look forward to sharing with all our future residents.

- Waste management during construction (sorting, signage, monitoring, and on-site training)
- Participation in the Recyc-Québec program for waste traceability
- Composting available on every floor
- Efficient water management (low-flow toilets and faucets, rainwater recovery)
- Sustainable materials carefully chosen (low-VOC paints, EnergyStar appliances)
- Energy efficiency above industry standards
- Electric vehicle charging stations and 470 bike parking spaces with a repair and maintenance area
- Urban farming in the interior courtyard and a white roof to reduce heat islands
- Strategic location: just steps from public transportation, bike paths, and major city routes to reduce car dependency
But our commitment doesn’t stop there. We’ve also worked hard to foster social responsibility and build a sense of community, making sure that this is a harmonious place to live:
- Preservation of a historic building that is an iconic part of this Montreal neighborhood
- Proactive communication with residents via a property management app and a private social media group exclusively for tenants
- Community events and dynamic shared spaces, with the addition of a future retail space that will delight the entire neighborhood
In other words, we’ve done more than just renovate an old building: we’ve created a responsible, inclusive, and vibrant living space that is ready to welcome you.
A Shared Pride
The project has even received a special mention from the Conseil du patrimoine de Montréal, which praised the quality of the restoration and the overall vision of the project in its latest bulletin. However, our greatest pride is when residents step through the door for the first time and tell us, “We already feel at home.”
